Foreclosures in Alberta are heard in the Court of King's Bench — a lender cannot sell your home without going through the court. For Lethbridge homeowners, that means the Lethbridge Courthouse at 320 4 St S.
Where your title work goes
Separately from the court, anything registered against your property runs through Alberta Land Titles. For Lethbridge, that is Land Titles South, in Calgary.
This is worth getting right, because Land Titles has been slow since the counters closed to walk-ins in September 2025, with registration turnarounds reported in the region of a hundred days. That backlog is part of every timeline now, and it is a reason to start earlier than feels necessary.
Why knowing this helps
Partly it lifts the fog. A process with an address is easier to think about than one that is simply happening to you. Practically, it also tells you where the free help sits.
Free help for Lethbridge homeowners
Lethbridge Legal Guidance runs free Tuesday evening clinics, specifically for people who do not qualify for Legal Aid. Legal Aid Alberta has a Lethbridge office. The Lethbridge and Regional Community Housing Corporation (403-329-0556) and the YWCA (403-329-0088) both assist with housing. Money Mentors serves the area by phone; there is no Lethbridge office.
These are independent organisations. We are not connected to them and we are not paid to list them. If bankruptcy or a consumer proposal might be part of your situation, the right person is a Licensed Insolvency Trustee — they are the only people licensed to advise on it.
What actually happens at court
Less than people fear. Much of a foreclosure is documents rather than dramatic hearings, and an undefended claim moves through its stages without you ever standing up in a courtroom. That is also the risk: the process advances whether or not you engage with it, so engaging is how you keep a say in the outcome.
A local note for anyone weighing a sale: the city divides into three parts along the Oldman coulees — the north with its coal-mining origins, the fast-growing west around the university, and the established south. Buyer demand is not uniform across them, so a valuation that treats Lethbridge as one market is not much use to you.
